Cash flow advice or Cash on Cash %

Hi all. Newbie here. Quick question: After I subtract my debt service from my NOI, I'm left with a % of pure cash flow (this includes setting money aside for repairs, cap. expenses, prop. management, i.e. all expenses). How much or what percent Cash on Cash do you look for? I have a few scenarios, some with 6% COC and some with ~$300 but I want to know what the majority of you look for. I'm sure the more the better and "it depends" are both suitable answers for different inventors. Any thoughts would be appreciated.
