In the event that we can't covince him to change his mind, what are some other options? HML? I don't have the cash...

@Jay Hinrichs Yes. Sorry. Seller. Seems like the appraisal should easily meet my offer. Also, he's opposed to my use of a conventional mortgage. I understand if he does not think it would appraise for my offer, but why should he care how I finance the deal? 

I placed an offer for my first deal today and the buyer is not willing to accept the contract as contingent on the appraisal by the bank (my source of financing). Is this common or unique?

I'm looking to purchase my first property very soon. I'm wondering what systems, software, apps, you all use to keep records for your properties. Are you using a shoebox, file folder, scan and toss, scan and keep, other method? Appreciate the feedback.

How much did you put in for rehab costs at that sales price? Are they here in the upstate?
