How do you respond to people moving to your area and...

and they want the FULL tour and see X amount of properties in one weekend?

I use to get excited when getting this type of lead, but now I'm making them sign a 1 yr agency agreement before they get into my car.

I even turn away people who maybe moving to my town and just refer it out to a colleague.

Isn't that part of your job as a full-service buyer's agent (assuming that's what you are)?

When I moved to where I live now, I found a buyer's agent (referred by a friend) who we asked to spend a weekend showing us houses in various areas. We made no promises that we'd put in any offers, and she didn't require us to sign any agreements upfront.

Ultimately, after a full-day of looking (probably 30 houses in one day), we put in an offer, closed 3 weeks later, and she made about $15K for about 10 hours of work.

I imagine that offset the times when she showed people houses all weekend and they didn't make any offers...she realized that hers is a business of service and numbers, and that if she only wanted to deal with people who guaranteed her a commission, she wouldn't be doing nearly as well.
