Lets say that I am a real estate salesperson in the state of California. I am putting out the word that if someone brings me a client and it goes into escrow, then the person who came to me with the client gets a negotiated fixed rate (example: 500 bucks). Is that legal? Would i have to have something in writing and signed? Full disclosure? Greatly appreciate some replies, thanks.

Does anyone here own an apartment locating website? I'm trying to start one where I live and the apartment communities are almost IMPOSSIBLE to deal with.

Did anyone else get this e mail the other day from the National Association of Realtors wanting to increase dues by $40 dollars? I almost spit out my drink when I read this.

How on earth can they ask for more money when the industry has suffered drastically over the past few years? I would tell them to cut their salaries by 1% if we need to raise more money for lobbyist.

By chance what the employees make public record?

I would be willing to bet that I get at least 2-3 calls every day from people who did a search online for an agent then they call my office asking for them...

My usual response is, "Sally Agent(?)" doesn't work in this office, do you have a specific question about a property I can help you with...

Over 50% of the time their response is that they were trying to get in contact with the listing agent for a particular listing...

If you get a lot of calls like this, what is your response to these potential buyers?

Here is what I am thinking of as my first step in increasing my portfolio:

Purchase at least 2 suited properties (or duplexes) for $800,000 (or less) (cost $600,000 after 25% DP)
Rents in my area will be between $4,000-$6,000 ($48,000-$72,000 per year)
Interest cost $2,000 ($24,000 per year) at current rate (assuming interest only LOC)

So I have potential net of $24,000-$48,000 per year (less taxes and insurance)

and they want the FULL tour and see X amount of properties in one weekend?

I use to get excited when getting this type of lead, but now I'm making them sign a 1 yr agency agreement before they get into my car.

I even turn away people who maybe moving to my town and just refer it out to a colleague.

I've recently changed platforms to REW from another vendor. My brokerage is pretty listing heavy. Can you guys give me recommendations on companies to work with on listing syndication? I want a way to drive some back links and also make sure we're still on Trulia, Craigslist, Google base and the hundres of other places you can syndicate your listings to without having to do everything manually.

What's the biggest 'deal burner'? Terrible technical conditions? Bad smell? Crazy neighbours?
