Title insurance yes or no

[True story]

Husband (A) and Wife (B) own a property as tenants by the entirety. A dies in the 1950s. Shortly thereafter, B conveys the property to herself as life tenant with full powers, remainder to sons (C, D) as joint tenants. B dies 10 years later. 35 years later D conveys the property to himself as life tenant with full powers, remainder to 2 siblings (E, F) as tenants in common. 10 years later, upon D's death, 50% of the property is conveyed 50% to E and 50% to 3 children identified in F's will (F having predeceased D). 10 years later, the heirs of E and the heirs of F convey the property 100% to G... a third party purchaser for value. G is now selling to you.

Q: Title insurance, yes or no?

Yes.

Why?

Because "C" (mentioned once then got lost in the shuffle) is gonna come back later to bite you in the arse.

Also:

Always get title insurance anyway. You're lucky to know all this history. Most of the time, "G" is going to sell it to you hoping you never learn about the rest of the alphabet. Make it the title insurance company's problem.

And besides, it doesn't really cost enough to be an expense to worry about. You might as well ask whether or not to fasten your seat-belts. Hey, it's a few seconds of inconvenience that might save your life, there's no reason not to fasten seat-belts, so just do it.
