refi on investment property

hello BP

 over there years I accumulated three rental properties thru private money loans, im at the point where I want lower interest rates. ive never done business with a bank but my credit is fair, tax returns looks good and low debt to income ratio, also have reserves

is a refi a simple process? what to look for or be ready for ? is it hard to get denied with a high LTV
