I don't know about OOS properties but maybe you should look more toward Sacramento or Stockton. You can drive and check on your proprieties

it really all depends.... its a personal preference. I would run with option number 1 as a investor. having a outright property is like having all your money in the bank and not investing with it.

it all depends on your credit score,dti, your job income history. if your lacking any of those hard money loan will be perfect for you. banks just have lower interest rates
