Does anyone have a good carpet installation/removal company? We had a minor water leak and need to at least pull up the carpet to have the padding dried out. We also may opt to replace completely. Thanks in advance!

Hi all, my wife and I are interested in purchasing a rental property in Aurora (just outside of Denver) and renting out each room individually. We already have rental properties in the area; all of which are rented as single family. Has anyone done this? What are the pros and cons of doing this? I know it will be a lot more work, but we are prepared for that, knowing it can potentially be a lot more money as well. My main concerns are structuring leases to ensure everyone is following rules/regulations in the house, issues that come up between tenants (I don't want to play the mediator) and adhering to housing laws as ideally each room would just have one individual. Any thoughts, insights, etc. would be greatly appreciated.

In need of a drywall contractor to repair a few sections of drywall in the ceiling due to a small leak from the kitchen sink above. Looking for someone reliable that we can hopefully reach out to for future repairs. Reasonably priced as well. Thanks in advance.

In search of a reputable plumber to fix a leaky pipe ASAP. We have struggled to find good, consistent contractor, so are asking for your help!

@James Carlson-Thanks for the insight. I am particularly intrigued by the liability aspect as well. I think that is possibly the most important thing to figure out. I thought about the extra work as well, but would certainly be willing to take on the additional work for the extra money. Intra-house issues are a concern, definitely. I would prefer to not be involved in those :)

If you don't mind me asking, how does your travel nurse model work? That's an interesting idea.

I'm trying to locate that Podcast. Sounds like it has a lot of valuable feedback.

I have some single family homes in Aurora (just outside of Denver). Currently, they are all single family homes rented for around $2,100-$2,300. I have one lease coming up and was considering renting by the room. I figured on a 4 bedroom, I could probably get around $800-$900 a month per room and effectively $3,200-$3,600 total per month. From a monetary aspect, the upside of doing this is obvious. I was wondering what some thoughts are from those that have utilized this strategy. What are the pros and cons and how do you manage having 4 potential strangers living under one roof? Thanks in advance!
