You have to do a lead inspection in any house rented in Baltimore.  You also have to register the property as a rental with Baltimore City, and once you own it, you have to get a rental inspection as well, before you can rent it out.

Gas pressure tests usually cost between 500-600 dollars w permit in the city, and typically happens when a property is considered vacant, I've never heard of it when someone is living in the house.

Dishwashers break, it costs almost the same to buy a new one when they break, its a no go for dishwashers unless rent is like $2500 or more in Baltimore City, then they will demand one.

Conservative and brand new in Baltimore, means you will lose all your money and go through hell for years with the worst tenants imaginable.  Take it from an investor that lives in the city, and owned a lot of rentals in the city. I'd rather see Lamar Jackson have his legs amputated then ever put a cent into Baltimore City rentals again.

No, I've only ever used funding from private investors, which is never reported to a credit bureau.

Just make sure to have somebody with a gun on them if its after 5pm in that neighborhood, they are going to need it.

You should be paying no more than 125 dollars for the first visit and a $100 dollars additional visits if needed. $625 is high, probably need 2-3 visits.

All private money from individual investors, gave me loans and in turn, I gave them a 1st lien on the property.
