Disclosures when selling property RE Expansive Soil

So our home has had some foundation movement from expansive soil.  I'll check the box on disclosures for expansive soil. Besides that, what all do we have to disclose?

  • All interior and exterior cracks have been fixed. Do we have to disclose past history of cracking?
  • When laying new floor we had to use concrete auto-leveler over an expansion join as one joint was slightly higher than the other. Maybe 1/4" or so. Do we need to disclose this?
  • Leak in pool plumbing. Once it's fixed do we have to disclose it?
  • What about water puddling during hard storms? Neighbors put a new wall up so water puddles on our side maybe 20 ft across an inch or two deep when it rains. It's in AZ so puddle dries up in a day or two. Do we have to disclose this?
