Zoning Change Appeal

Hi,

I'm looking at a potential SFH for a purchase. This property was originally a MFH, then was converted to SFH. It looks like it used to be a MFH Zone, but then got changed to SFH Zone. If I were to purchase this property, the rents on SFH would not make sense at all from return perspective, but would give a spectacular return if converted back to a MFH. How likely is it that if I submit a appeal on zoning, that the board would approve to change back to a MFH zoning? Anyone have experience with this? Thank you.
