You guys are all awesome - thank you for all of the feedback. I am 100% going to go with the LVT, and as of now, I may pay up slightly for the $3/ft LIFEPROOF from HD. In my area, and the size of the project, it will likely be worth the extra investment for us to garner the best tenant pool. Cheers all!!

Hi All - I am in contract on a BRRRR and was wondering what flooring has been the most reliable and durable for all. I know for sure I want to do vinyl, but not sure what brand to trust. I am aiming to be under $3.50/ft, but want something durable and well made.

Thanks for the help all!

Post: Red Bank NJ Real Estate Meetups?

Hi BP Nation - I am new to all this and live in the Red Bank area. Does anyone know of any RE meet-ups around here or would be interested in organizing one?

Hi All! - My name is Ryan and I am looking to initiate a new mailer strategy for my own personal real estate deal/purchase. My fiance and I are focusing on our residential neighborhood where we hope to buy a duplex (side by side) property to live on one side and rent out the other as our first official purchase as we begin our new lives together. I want to begin with sending mailers out to every distressed duplex I can find by us.

With that in mind, what type/style have you all had the most success rate with?

I myself am a real estate broker in NYC and tend to have the most traction with a more simple memo/personal type of mailer on letterhead opposed to something with a bunch of graphics.

Any and all feedback is greatly appreciated!
