forth worth texas neighborhood

I am an out of state investor. I am looking at neighborhoods in Forth Worth, Texas 

What is your opinion of the following area?

E Powell Fort Worth, TX 76104

Its listed as the southside neighborhood a "C" class neighborhood.

@Omer Zulfiqar I would say between a D and C class neighborhood is accurate. All of the city's homeless shelters that I know of sit in this zip code. If you are using a buy and hold strategy, know that it is more likely that you will not get your rent or rent on time in a C- or below neighborhood. I would budget higher vacancy and repairs/cap ex. Also you may want to put in a line item for an eviction every other year. I am not sure about the going rate but the good news is that Texas if fairly landlord friendly. Someone that I know who invests in this area will only do owner financing or flips because of the tenant quality.

Out of curiosity, where did you get this was a C class from?
