telemarketing for off market deals tips

We all know that many want to buy off market deals.. and some of the more aggressive folks have started to chase down public records then in combination or without direct mail they will start telemarketing for off market deals

Along with getting lots of direct mail a week.. I am now getting telemarketing calls.

I like telemarketing as a acquisition technique I used it exclusively to buy timber stands and timber tracts.. we only sent mail if we could not get them on the phone.

my main tip is and this is based on calls this week.. those on the other end of the line were either out sourced out of country VA style and their English was poor and so other than Hey can we add you to our buyers list.. In this case they saw I was paying cash for property where they must be working.. but I also get calls hey we want to buy your property.

this is a very crucial part of the process is to have someone on the phone that is not reading a script is easily understandable and can do some selling .. you have one big shot at these folks.. 

I hired trained my own telemarketers and had them come in to my office were we supervised and if we got a hot one they could hand the phone off to me or my sales manager.. ALA car sales style. 

You want to reward the telemarketer and pay them well .. not just go cheap.. and so you can get someone with some telephone sales skills and believe me this is a skill.. women usually are better in my experience.. 

so put some time training and effort into your telemarketing.. it will pay big results.. if your competition is just robo calling.

Good advice, I needed to hear this. 

I've been on the fence about hiring international VA cold callers. $250/week full time is a sweet deal but training them to speak and build rapport is tough. Hiring local and supervising them is probably more effective.
