First Vacation Rental/STR

I hope all is well with everyone out there! I am looking to invest in my first vacation rental/STR and I was looking to get some insight or feed back with people who have invested in this area. I know the areas that work well are typically ocean and ski towns. But within these areas the market seems to be already pretty high.

If you care to share:

- What are some good or bad characteristics do you look out for?

- Condo or House?

- In general, thoughts on a vacation rental/ STL properties?

- Possible successes and failures you came across and should look out for? 

- What links would you recommend to help run the numbers in that particular area?
