I am launching my new vacation rental property and wanted to know what software/apps are out there that best help manage changing rates through out the year that will automatically update as the high season approach?

If you don't have one, then what has helped you be successful managing your own STR/Vacation Rental?

@Nathan G. Thank you for the insight I was thinking about square I just didn’t know how well it would work for a vacation rental. I will look into it more.

Hello everyone! I have a vacation rental and I was wondering if and what type of mobile apps are out there to collect payment from someone the was not generated from the regular Air bnb/vrbo channels?

What I am looking to show is proof of transaction, provide receipts  for customer, ability to use a card, easy to use. But also manage other properties down the road. 

Any suggestions and pro/cons would be greatly appreciated.

Thank you for your response. Owner purchased the property back in 2012 as a vacation home/rental. It has been vacant for a while and i am the only offer to strengthen my position and she just want to sell asap. 

what i am hung up n is should I go with another "counter offer" or a "final offer" take it or leave it?

Hey everyone currently in negotiations to close on a property. Seller has dropped $15k from their asking price and property has been on the market for awhile and motivated to sell. But we are still about $20k off from the price that works. 

Any suggestions on were i should go with my counter offer or strategies that have worked?

@Account Closed thank you for your feedback. Just to clarify i could receive $14k from 2 separate people totaling $28k and one could get around paying taxes on the amount?

I do have a LLC, this may have be a dumb question. But what someone has investors going in on a property and they contribute over $14k would the you still have to pay taxes on that amount? How would something like that work?

I am looking to purchase my first property and i am currently going through loan processes. I am aware of FHA and gov assistance loans. But I am looking to place 20%-25% down with a fixed interest conventional loan. I plan on doing a little house hacking to start off fix up the property etc. I have enough for half of the down payment and another party close to me expressed interest in helping with the other half in going in on as an investment. I have asked the lender if this is possible and they mentioned about "GIFTS" I am coming across if i were to receive a GIFT of a certain amount i would have to pay taxes on the GIFT. 

Has anyone had any experiences with this and could shed some insight? Is there a better way to go so I can utilize this as an investment and not have to pay taxes on the GIFT or amount of money they will be contributing? 

I am in need of some assistance and would greatly appreciate any given.

I hope all is well with everyone out there! I am looking to invest in my first vacation rental/STR and I was looking to get some insight or feed back with people who have invested in this area. I know the areas that work well are typically ocean and ski towns. But within these areas the market seems to be already pretty high.

If you care to share:

- What are some good or bad characteristics do you look out for?

- Condo or House?

- In general, thoughts on a vacation rental/ STL properties?

- Possible successes and failures you came across and should look out for? 

- What links would you recommend to help run the numbers in that particular area? 

Any feed back given or shared would be greatly appreciated and I hope to pay it forward in return!
