Critique My Selling Plan

I just finished rehabbing a SFH and and am looking to have it on the market next week or so. I've been kicking around some options, but I wanted to run it by the BP crowd.

I'm thinking of paying to have the house put on the MLS, but it will be a FSBO for the first few weeks. At this time, I will not be accepting broker deals (aka. no brokers' fee). This will allow me to test the waters and, who knows, I may get lucky with a quick sale. If, after a few weeks, there is no action, I will then deal with brokers, offering 3%. During this time I, myself, will not be hiring a realtor.

Does this sound like a decent idea? I'd love to simply hire a realtor, kick back, and relax, but I just can't justify paying $18k just to sell my house.

Thoughts?

Depends on your experience as to it being a good idea. It would be a good plan for me.

If you look at the stats on FSBOs, they usually fall short of the best and highest selling price.

You didn't say your asking price was 300K (yes been doin this awhile) but you can lose more than 18K if you don't know how to market to propspective qualified buyers. I'd say messing around for 4 months with some ding bat will get you close to your savings.

Don't want to sound like I'm advocating Realtors, but if you have the knowledge and experience to do it, go for it!
