100% park owned homes

Looking at a mhp with 100% park owned homes. I know many like to stay away from that but I’m partnering with my dad who has rented out mobile homes for 20ish years so I’m comfortable with that going in. I would like to switch over to just lot rent though. I’ve heard not to factor much for mobile homes in purchase price but clearly he has figured up his price based on the total rent he is receiving. What value when evaluating a deal do you give mobile home rent? Is it basically like evaluating an apartment complex? Thanks.
