If I do for sale by owner how do I deal with buyer agent?

I want to do a For Sale by Owner for one of my investment properties. 

What I am confused about is the buyer having an agent. Especially one that wants to run the show. 

Can I force the no agent on either side situation?

Has anyone pulled this off? Any advice?

I assume IF the buyer does have an agent the agent get's their 2.5% cut?

Please advise.
