Post: Rehab before rent, or rent as is? Help

I have a rental unit that is outdated and in need of a rehab. It’s not horrible just old and somewhat dirty. Mismatched floors, mismatched baseboards. Worn, etc.

I was waiting for the tenant to move out to do some work. The tenant move out and without even advertising I have high demand from people.

Some good tenants are willing to rent “As is” for the exact amount I was going to ask after rehab.

What should I do? Should I just defer maintenance and rent as is? Or at least do a little something?

Why on earth are people not up in arms? This entire thing has been so abusive and unfair to landlords. Utter nonsense!

I have no idea why there hasn't been a massive uprising among landlords. An entire year of this no rights for landlords horse sh*t!

Seems like I am the only one who's p*ssed off! No other business of any kind has been forced by law to give their services away for free.

I appreciate the advice. For whatever it's worth I should note that over the past few years there are several charities I am actively involved with and make recurring contributions toward. Those I have no regrets over because I know they are going to a good cause.

It's the spending on myself I struggle with. I've really never done it because my mind is so programmed in one specific way, that splurging feels like an utter waste. Opportunity costs soar through my mind. The investor mindset once locked in is a beast to tackle.

HI,
I have been a real estate investor for many years now. I have been very disciplined with my investing strategies, making sure to budget, and invest as much as I can. 

I now have about ~ $4M RE portfolio, ~$240K in stocks, and decent monthly cash flow.  I am about 70% leveraged or less.

For years I have been driving an old beat up pontiac that now has 250K miles on it. (still runs great)

I am now in my 40's and for some reason getting an itch to buy a nice car that I totally do NOT need. Even though it's 5+ years old It most certainly would continue to depreciate and goes against any advice I would give to someone else. I don't know how to ditch the urge. It seems to be growing stronger with each passing day.

When is it ok to buy something stupid?

And now.... here in California landlords can't even think about evicting someone until at least July 2021. This is insanity!

The ban on evictions has unilaterally shifted billions of dollars in

economic burdens from one group of Americans, renters, to another, landlords. In many cases, these

landlords, are small business owners who have themselves suffered economic

losses as a result of the pandemic.

Here we are MONTHS later. About 1.8% of Americans have (or have had) Covid-19
Of that 1.8% , 97% Recover.

I still can't evict for ANY REASON.

I don't care what anyone says, this is ludicrous! 

Not only an endless ban on evictions (for any reason) but now perhaps also landlords must pay 25% of tenant rents? What on earth? Politicians need to stop trying to win votes by leveraging a crisis. Punishing landlords and making it impossible for them to provide housing is a terrible idea not to mention a breach of civil liberties.

When will the insanity end?
