Looking to dive in to the market

Living in Austin, Texas at the moment, its a hot market, but it takes a lot of capital to start to invest in multi-family. Anyone know of any other booming markets that require less capital in Texas? I have 50k saved up at the moment, will have 120k by January. I'm 22 years old and would like to start investing as young as possible. I wanna get into 4 units or more. (Open to partnerships). I'm open to flipping as well if the numbers are right. 

Main goal : Is to make at least 70k a year by I'm 30. So i have about 7 years to make this work. Looking for a mentor as well, that would be great. If anyone has any tips, that would be great, or any suggested path i can make to meet my goal.
