Relocating to Raleigh, NC this July! How’s the market for first time investors?

Fuquay Varina is where I’ll be! It’s been a little hard to find duplexes or multi family.

Hey All, I have $50k currently at the moment, and will have an additional $65k by January. ($115k if I decide not to spend that $50k right now) I would like to turn into passive income from buy and holds or possibly throw it into a property, rehab, and flip it for more capital.

I'm still trying to land my first deal, I think the nerves hold me back, I'm 22 at the moment and just wanna get my feet wet already. Should i use the 50k and put 25% down on a property and rent it out for cash flow? Or maybe 5% down for my first property?

I'm wondering how YOU guys would use that 50k or 115k to get started in earning passive income. I would love to hear all your strategies and tips!

I've been coming across many beat up homes in the Cleveland area ranging from $7,000-$30,000 , I heard the Cleveland area is VERY hot right now. What are your guys take on these? Is it worth it to pay all cash for these homes and rehab them and put them back on the market? Or renovate and rent them out for great cash flow?

What are your strategies you would take on these properties.

Living in Austin, Texas at the moment, its a hot market, but it takes a lot of capital to start to invest in multi-family. Anyone know of any other booming markets that require less capital in Texas? I have 50k saved up at the moment, will have 120k by January. I'm 22 years old and would like to start investing as young as possible. I wanna get into 4 units or more. (Open to partnerships). I'm open to flipping as well if the numbers are right. 

Main goal : Is to make at least 70k a year by I'm 30. So i have about 7 years to make this work. Looking for a mentor as well, that would be great. If anyone has any tips, that would be great, or any suggested path i can make to meet my goal.

Well I definitely wanna own as many units as possible, my timeframe to get to 100k a year is about 5 years.. I'm a new investor, so the real goal is to at least get my first deal done very soon. Then hopefully it'll all flow smoothly. I've been looking at many deals but I don't know if I should go through hard money lending or not.. @Kenny Dahill

@Travis Rasmussen Thanks Travis! Yeah man I've always wanted to invest in real estate, and its been a dream of mine for quite some time now. I've been trying to save every dollar. I don't wanna go into the single family homes. Im more attracted to the Multi families. I'm not quite sure if I should deal with hard money lenders or not.. Maybe that's the better route to take? Just not sure. 

I'll be 23 by January. The goal is to make at least a 100k by 28-30. I'm just not sure if its doable or not. But that's the dream. If I could find a mentor and teach me things and show me the ropes on how to be successful in this business and help me make a 100k a year, that'd be great.
