First deal possibly?

Hello everyone! I am still looking into getting my first property. I have found someone that is looking to sell three different buildings that hold 11 units with the possibility for 13. He originally asked for 550k and later on when I asked him to break down each building the price went to 450k. He wants to sell by the end of the year and he receives about 75k of revenue per year. The downside is that these buildings are close to 100 years old but he’s maintained them all really well and done the work himself to maintain them. Does it seem worth it to get into?
