Hello BP community!

I'm trying to get my finances in order right now and I have decided to do my first flip with funds from my HELOC. I'm trying to determine what a bank or credit union will give me. If the value of my house currently is 510K and I owe 285k what is the most line of credit I can expect?

What is UBIT?

So when you do self directed IRA you cannot do 70% self directed 30% personal funds and then just spit it up accordingly after the sale?

Hello BP community:

Recently I have been in the process of talking to a lot people regarding buy and holds and flipping.

By some luck I met a woman who has been flipping for the last 20 years and has offered to walk me through a flip.

I work full time, but she has a network of people she has been working with from the company to hold the self directed IRA, attorney, cpa, contractors and she told me the longest a house she flipped ever took to sell was 10 days.

I was thinking of using a self directed IRA 150k and 100k heloc for my first flip.

Thoughts?

Has anyone used funds from both for a flip?

How did it go?

Thoughts on using a HELOC to invest in 1st property rather than using savings?

Has anyone done this?

I have about 200k in my current house.

I have 100k in the stock market making 7%.

I was thinking, why not use a HELOC to take out about 30K to invest in my first property and pay it back over the next 12 months.

Thoughts?

Hello BP community!

I am finally going to make the move to start my journey of getting out of the rat race. I have come up with a plan to start investing in rental properties. My goal is 2 per year for the next 10 years. It won't make me rich but it may allow me to work a little less.

My first question:
Investing in my first property, I was planning on using some savings to put about 25% down on a condo in my area, for 100k. But then a banker today told me to refinance my home and take it out of the equity. I have about 200k equity in my house so taking out 25K is not too much, and my mortgage payments would not go up too much. Anyone see the downside of this vs. just taking the 25k from savings?

Second question:
I'm trying to calculate cash flow from rent, and I'm wondering how hard is it to manage properties to start. I have been calculating it using property managers, using a 10% expense plus first months rent, however, I'm wondering if this is something I can just do myself. Again I'm brand new to this. I figure if I screen my tenants well, it shouldn't be too hard to get rent and I'm looking at properties that are upgraded.


I'm sure you are wondering where this is. I live in Parkland, FL and I'm looking at condos and apartments in Coral Springs, FL.
