Potentail Deal - Need Guidance

Good Morning to Everyone and Happy Father's Day, 

I wanted to reach out to the group to see if you all could confirm that this is a good deal. Now just to give you a heads up my goals are to have enough buy & holds to replace my income so that is what I plan on doing with this property. Here are the details (hopefully this covers everything)

Purchase Price - Offered 70k but most likely going to be 75k

Current Rent: $850 but area looks like I could get almost $1000

Repairs: $10-15k possible

A home across the street was sold for 125k

I think it meets the 1% rule so want to make sure that this is something that makes sense. Thanks for all your help!
