Hey Fabricio,

I am apart of Revolve Real Estate. We are a very investor friendly brokerage that allows our agents to run their wholesaling, flipping, and even rental business without any issues. They have awesome comp plans that fit whatever you are trying to do. We also have access to Augusta MLS if you are wanting to branch out into that area as well in Georgia. Let me know if you want to chat and go deeper into some questions you have!

Hey Brenden,

I would love to work with you on any leads that you have for investors. I actively work with investors and have done over 30 deals with investor rehabbers. Not looking to join the team, but would be a responsive & responsible agent for your leads. Please let me know if you want to chat further.

Hi Gwendolyn,

I am an agent here in the Atlanta that works with investors on MF properties. I think when searching for investment properties you need to decide your goals. Are you looking for something livable and could cash flow or are you looking to gain a lot of equity through renovation. Some people just want turnkey (move in ready) others don't mind the work. As far as not being great with tools, you can always pay someone to do anything but you just have to factor that into your numbers. Atlanta does have a lot of properties like that and are cheap but require a lot of work. Your budget will help determine what areas are available and what kind of properties will be available. @Anthony Loprizini is another military investor that can help you with what he does for his searches. I work with him on properties and would love to help you out too. Hopefully this helps some and thank you for your service.

Hey Toussaint,

We are opening a new branch with Red Barn Real Estate, owned by Ken & Anita from Flip or Flip Atlanta. Great commission splits with low caps or low monthly payments. We have a lot of agents that are also investors. Let me know if you want to chat about more details.

Hi Coya,

Learn how to be an investor first. This will help you understand what your clients are looking for and what property makes sense to send them.

Hey @Hadar Orkibi,

I am looking for Passive Investment Properties, mainly rentals.

I am hoping for $100 a door if possible.

I ran through the calculator and it does not cash flow at all with the current price. $450k seems like it will work but need to convince him to drop his price that low.

Hey BP,

Was hoping to get some help on a deal that I received through direct mail marketing. Still in the early stages of conversation but got some beginning information and wanted to see if this was worth pursing:

Asking Price: $550,000 (I already assumed that was too high, trying to figure out a reasonable price to offer)

Income: $4000 a month (believe there is potential for rent increase (waiting on specifics of each unit))

Expenses: $900 a month (Water, Garbage, Taxes, Insurance, Maintenance, Pest, & Septic) Self- Managed

NOI: $3100 a month

Cap Rate: 8.72%

Stable Tenants

Doesn't need major work

Good Area, Decent Schools

Questions:

1) What is a fair win-win offer?

2) What other information to ask for?

3) Financing Options that make sense for cash flow?

Thanks for any help!

Thanks for the feedback. I agree, this doesn't seem like a great deal for my first multi-family.
