Multi property deal out of State advice

I am working on an out of state deal of a multi property portfolio in order to satisfy a 1031 exchange that I would like to do. Does anyone have any advice as to do due diligence on each property, currently around 75 SFH and Multis, in order to see if this deal is actually a deal. This is out of my wheel house but I would like to move into a larger arena with my RE investments. The properties are all D rated so in sketchy areas but would be managed by a management company. Appreciate any advice.
