Beautiful and effective interior design and decorating is KEY to adding the WOW factor to any home, and who doesn't want that. Whether its improving our own home space, rehabbing a rental property, doing a flip, or staging a property for a client, the choices made with fixtures, floor, paint colors and furniture selection are known to make a difference in how much and how fast a home goes for--and this either adds or subtracts from an investors return on their investment.

Our speaker Risha Walden, is not only a Fabulous Interior Designer, she is also a Real Estate InvestHer and one of our own Meetup co-Hosts! With her combined experience, she is going to share with us some of her insights and tips, as it relates to design and decorating with investors in mind, which can help us simplify our choices while maximizing our returns.

We are excited and look forward to seeing you all on Tuesday, Nov 17th!

Speaker:
Risha Walden is the Principal Designer at Walden Interiors. Canadian born and now living in New Jersey, Risha has built her design aesthetics from living and traveling abroad in Europe and Asia. Risha received her design training at the New York School of Interior Design. With a background in Performing and Visual Arts, Risha loves to bring balance and beauty into the lives of each of her clients. Many of the people Risha has helped through design have been those making a transition in their lives. From newlyweds looking for a space to start a family to empty-nesters looking to downsize, she forms an understanding of where her clients are in their life, what transitions they are making, then manifests those unique needs and desires into her design. This versatility makes her a natural when it comes to helping those people looking to transform their space to meet the changes in their life.

Our speaker this week is ERIKA BALDINO from Kensington Vanguard. KV National Land Company is one of the largest independent full‑service national title insurance agencies in the country. Erika will focus on how title is searched from a normal sale to a foreclosure, the difference between equitable and marketable title and what exceptions in policies mean. The talk will center on why getting a "seller paid" title policy is never a good idea and how to use 1031 exchanges to defer capital gains on long term holds. From novice to expert, this talk will help an investor at any stage.

Real Estate Investing is a team sport. As a woman, we like to try and do it all. Are we taking a risk when it comes to legal issues? What we don't know will hurt us. Dara L. Poltrock, Esq. will open your eyes and talk about legal issues of being an investor, a landlord and working with contracts. She is going to give you the insight which will lead to better decision making and hopefully better real estate investing. Don't miss this great opportunity to learn from a knowledgeable and trained expert and ask the questions that have held you back when it comes to needing a lawyer and growing your real estate business.

Dara L. Poltrock, Esq. was admitted to the New Jersey Bar and U.S. District Court, District of New Jersey, in November 2012. In her current role as partner at Harold J. Poltrock, P.C., Ms. Poltrock assists and represents clients in various counties in New Jersey with contract, residential and commercial real estate transactions, landlord-tenant, foreclosure defense, and litigation matters. In addition, Ms. Poltrock served as the Co-Public Defender for Springfield Municipal Court for two years and is a High School Mock Trial Coach.

Holly currently is an acquisitions partner on syndication deals and underwrites for high level operators that manage over $300M in assets across 5000+ doors.
