My husband (and family) and I are looking for a an area to live and work in. Work = flipping and wholesaling, possibly rentals again. We have been RE investors for over 20 years so we do have quite a bit of experience.
My question is about north of Dallas. Collin county, etc. Can anyone recommend good flipping/wholesaling areas north of Dallas?
We lived in CA the first 30 years of our life, then 14 years in MO to raise our children in a slower-pace-of-life area. Now that we are in our 40s and have teens we want to find an area that isn't literally freezing for 3 months out of the year and a place with a population bigger than 300. And TX is close to family in AR and MO.
Any advice or suggestions you have on investing/living in this area is much appreciated, thanks!

@Jason Burr What do you mean by crazy? How is the market for those flipping homes?

If you are familiar with these areas (above) ...what are average sale prices for homes that are 4 bedrooms, and at least 2000 square feet (fully updated)?

@Charles Kao That info was easy to find. Hurricane Ivan hit there in 2004, and that changed things apparently.
@Parker Cox Thank you. I spoke with a second insurance agent in that area this afternoon who also said it wasn't possible for him to get me an accurate quote without the elevation certificate/survey. He said that home was in a 9ft flood zone and that nothing below 9 feet would be covered in the event of flooding. He thought flood insurance may be in the neighborhood of $5,000 - $7,000 per year (ouch!). He didn't mention a $10 fee to quote though ;)
@John Thedford Thanks, I did check. It was also recommended that I contact the mortgage holder to ask what they are paying for insurance.
@Bryan Wallace Wonderful! Thank you! I'll give them a call in the morning. The auction starts on Friday, so probably not enough time to get an EC (we just found the house today).
The neighbor (down the street) is paying $3,200 per year.

@Andrew Krause Thank you. I checked the link you sent.
I called a local insurance agent and was told they couldn't give me an accurate quote without the elevation cert. Apparently those are done similar to home inspections and are an added cost for the homeowner (?)

We are looking at a property in Santa Rosa County, that is in a high risk flood zone and being sold by auction. I can't find any info about a elevation certificate so I can estimate that cost. Any suggestions?
