Going from Nursing To Real estate

Good Afternoon, 

Ive been listening to bigger pockets for a while now and decided that now is the time for me to begin investing in real estate. I current own a home thats worth 167k.. i bought it for 133k and have lived there for almost ten years. I have it up for sale right noe bc i would like to move am hour away to decrease my commute to work.. I’m not sure if I should sell it or use it as my first rental property.. I could easily remt it out for 1460.. my mortgage is 869! On the other hand if i sell it I could make 40k after expenses.. I really need to put that on my 75k in student loans! Someone please help me!!!
