I'm at a loss for words pertaining to the CDC's temporary halt on evictions! I actually just got a court date for 9/11 to evict an inherited tenant who has not paid rent since June and refuses to sign a lease!

I really hope that I will be able to evict him based on him refusing to sign a lease bc I'm sure he will perjure himself in court and deny being able to pay his $475 rent or move out (Side note: He receives 3k monthly from the VA and was awarded 60K in backpay last month!)

Thank you both! I’ve decided to delay  all showings until the home is complete! I’m also going to keep the stove bc an in unit washer and dryer is way more important than a larger stove! Wish me well!

Okay so I purchased my first rental property, yay! I paid a total of 39,154. The home rental value is somewhere between 700-800/ monthly. I listed it for 750 and have several people interested in the house who I have pre-screened! I decided to to list it for 750 because the upstairs bathroom is very small and has a low sloping ceiling which makes it quite unattractive and less functional! The home has been recently renovated! It needs a HvAC system which I have already received a quote for 4K, and plan to install it next week. I also plan to replace light, sink, and shower fixtures($200-300). Plus, replace the hot water heater ($700)! I showed two potential tenants the home today and the feedback they provided (after hearing what all would be replace) was that they didn’t like the miniature electric stove and  low sloping bathroom upstairs. The stove really isn’t an easy fix bc the washer hookup is located beside it and will require a certain amount of space. I really want to make a good impression on perspective tentants without breaking the bank! Should I replace the stove and let the tenant deal with the washer size? Or should i remain hopeful that a good tenant will be willing to rent the house despite these issues? Also should I be showing the house without all the upgrades? Needless to say neither vier was interested in applying for the home. Today was my first day showing the home! I still have 5-6 other showings schedule for this week!

I’ve found an ideal 3bed/2bath home in the Memphis area that I would like to purchase and renovate. I’ve looked at the comps, rental estimates, neighborhood demographics and everything so far looks good! My only concern was that there are several moderate size holes in the roof.. Water was puddling on the living room floor when I viewed it.. I didn’t see any water damage to the walls. Could this be an easy fix with a new roof and carpeting, or should I reconsider??? I’m definitely thinking about coming in 10k lower than asking price to possibly help cover any unknown costs!

Good Afternoon, 

Ive been listening to bigger pockets for a while now and decided that now is the time for me to begin investing in real estate. I current own a home thats worth 167k.. i bought it for 133k and have lived there for almost ten years. I have it up for sale right noe bc i would like to move am hour away to decrease my commute to work.. I’m not sure if I should sell it or use it as my first rental property.. I could easily remt it out for 1460.. my mortgage is 869! On the other hand if i sell it I could make 40k after expenses.. I really need to put that on my 75k in student loans! Someone please help me!!!
