How to invest in multi-family homes with little or no money.

I am new to the RE investing. I have two single family homes that I bought and lived in and then turned them into rental property when I moved. 

I have found a few deals in my area for duplexes, but at this time do not have a lot of money to use as down payments. I have read about hard money lenders but most of them want 20% down.

Any suggestions on how to get started?
