I currently have a tenant (military) that has been a great renter for two years. Recently his wife took a job in another state but his tour is not over for a couple more years. He has asked to let another military guy move in to help cover rent. 
 
The question I have is should I do two separate leases or put both on the same lease? Also should I consider any rent increase for this type of rental? Both are military and could get orders to leave at any time.

What is the typical cost to move mobile homes?

I have a post on marketplace for a friend selling a mobile home, I am just curious what it would cost to move thst home. It is located in North Carolina and lets say I want to move it to Virginia thst is 66 miles away.

I have read multiple books on no money out of the investors pocket to buy real estate. However, after over 2 years of looking for deals I have not been able to find how to get funding without coming out of pocket for 20% or more. 

I currently have 3 properties that I could purchase and rehab to make great rental properties with profits but every lender I talk to will only fund 70% LTV.

For all the pros out there that have done this please tell me how this is possible.

I am looking to buy and hold properties. I am talking to multiple private lenders and wanted to ask what is the best option after the property has been purchased, rehabbed and rented. Should I try to get a conventional mortgage through a bank or credit union or try to get an investment property loan through my business bank?

I am looking at some 4-plex properties in central texas and wanted to ask if any of the Pros could tell me if this would be a good deal? I think the price is to high. 

Asking price is $245,000. Taxes are $5256 a year. Currently all 4 units are rented at $580, 600x2 and 650. Tenants pay all electric, water, garbage, etc... 

I have run the numbers and think it would be a bad investment unless the price was dropped to around $200,000 or less. I am new to multifamily so any help is greatly appreciated.

@Harold Albertson I use tentantcloud.com it has worked great for me. Right now I only have 2 rentals, one is 40 mins away and the other 3.5 hours. It makes it very easy to get my rent through electronic payments. The cost compared to Buildium is a lot less.

I sign all my leases electronically and my tenants put work orders in through the site or by using the app. I have tested cozy as well but still prefer tenantcloud.

@Yeamy Pleasants sorry for the delayed response. I do not know anyone, I had to do the repairs myself.

I do have a mobile home I am trying to get rid of if you know anyone that is looking. It needs to be remodeled but I am willing to give it to anyone that will move it from the property.
