Unpermitted Additions on a Property

Hello,

I am under contract for a single family residence in Thornton, CO. There have been a few unpermitted updates to the property such as an addition, a bathroom, a car port, and stairs that lead up to the front door. 

How would you recommend I proceed? How much should I ask off of the price?

If you want to be above the board with your property, you will need a structural engineer to sign off all the new/revised structural, a licensed electrician to sign off all electrical work, probably a licensed plumber to sign off on plumbing.  This will be what the city will make you do.  You may need to get something fixed before it can pass.

Somebody may want to look at something that has been covered behind a wall, roofing, etc to verify something.

  Ask your inspector or a contractor what they think of the additions and remodels and what may need to be brought up to code.  Base your offer to account for all items above.
