got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all. floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this. now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work? or should I walk away from this one? thanks for any help Alvin

I'm looking at one of these also and on this one there is a

A Finance Contingency is being offered only to buyers intending to occupy the Property, on properties with Financing Available.

does that mean the bank that owns it is interested in loaning you the money or make the offer subject to?

was just getting ready to ask advice on this subject but think it falls close enough to this thread.

@Ryan Parnow and @Ernesto Cisneros did you guys buy off this on-line auction.com ? if so how did it work out?

any others with experience with this?

I'm looking to house hack at least one of the properties I plan to buy this year.

Post: Missed opertunity over the weekend

Saturday I let an opportunity slip threw my fingers this week and been beating my self up a little over it, a couple I've know most my life are what we around here call snow birds just got back from AZ for the winter and found a rental property they have the tenant moved out left the place a mess and said you want to buy it? I said how much? 50,000.00 its a small 2br 1bath was a 1br 1bath before they bought and renovated it nice shop /garage I said well you just got here lets talk about it in a day or so and I went down the street drove buy the place decided to find out what it was appraised at etc and tax wise its still listed as a 1br at 61k looked at what similar houses are being sold at in this small town 90 to 120k hers the rub they would of took a no money down 5.25 contract this was Saturday a friend of a another friend bought the house on Monday and started moving in,  turns out nothing damaged just left a lot of trash and clean up.

keep kicking my self so I don't do it again or laugh it off and say lesson learned?

I've seen a few sites advertising hard money loans that say that they are payment free for 6 months  one says they cover down payment, closing costs, and commissions? scam? 

Just wondering if there is already a forum out there that is covering this?

also can you search a subject in the forums?

any way while looking at financing I've come across a bunch of things that seem like total scams and think a place to report and ask if any one has had experience with any of business?
