Any tips on How to close house buyers honestly?

Over the years I have had many buyers say they wanted to put a deal together or if I would work with them then they would do the deal Today. Then when I would agree to work with them or we agreed on terms, they would say something like....

We need to go home and talk about it and call you back tomorrow.

We need to check with our landlord and see if we can get out of our lease early.

Will the HOA let me park my RV here?

Etc etc.....and they never call back.

The bottom line they start off thinking I will NOT work with them and trying to sell themselves to me. Then when they see that the house purchase is really possible and they have to commit they get cold feet.

I’m not comfortable saying things that others sellers say, if it is a lie. They say things like...

I’m supose to meet another buyer in the morning to sign a contract unless you sign one first.

This offer is good for today only.

The price will go up tomorrow.

Any honest deal closing tips?
