Search by zip code and separate the two

What is a good way to find cash buyers by zip code? And how to separate cash investors from home occupant buyers? I can get cash sales by zip code from my realtor. What I want is the actual cash buyer contact information to reach out to them when a deal comes through. How would I separate cash buyer investors from home occupant buyers? The reason for that is because if one is wholesaling multiple junkers then they need to be selling to cash investors rather than home occupant buyers who are buying pretty move in ready homes.
