transference of deed in baltimore Maryland

Does any one have any knowledge in a transference of deed without using a title company. Im looking to do an owner finance deal and just wanted to gather the expertise of the collective to see a good way to execute this deal without the fees of a title company.

Under Maryland law here's who must prepare the deed... either (1) a Maryland attorney OR (2) a party to the instrument.

Both Baltimore County and Baltimore City (and some others) have a lien certificate and lien payoff process that must be followed in order to get a new deed on record.

While I understand the desire to save on costs, you'll still pay transfer and recordation taxes and recording fees. At the end of the day you won't be saving much money doing this on your own and you will expose yourself to considerable risk unless you have conducted a proper title search.
