Master Lease Option questions

Hello, there is a small group of duplexes for sale on the MLS that the owner wants to sell all together and the property has been for sale for about a year. I want to suggest a master lease option at a lower price. My question is do I go through the listing agent and if so will the listing agent only be compensated at the end of the lease when or if I purchase the properties? If so would the agent even want to suggest my proposal? Any advice on how to get this deal done is greatly appreciated, thanks in advance.
