Starting to invest in Marion

I have been investing here in California and NE Ohio from last 2 years.Because of my note business, I have one REO in Marion/Anderson Indiana Area that I am rehabbing. it seems numbers are really good there for mortgage owner financing rentals. I am flying there next weekend. I really want to meet some local investor, wholesaler realtor or property manager. Please PM me would love to meet you guys while I am there.

Also any insight about the area I see lower income in Marion around the main city but looks better in the outer area.
