How to close a FBSO Contract to sell land all cash w/o lawyer?

CORRECTION: FSBO

Have an interested buyer that would like to move forward and buy our land in mine and my wife's name but we have misplaced our deed. We know the tax plot ID but the land does NOT have an address so how do we fill out the description? Can we see the legal description quickly online without having to order a copy of the deed because we're meeting the buyer soon? What wording can be used for as-is or is that assumed?

What do we bring to the title company after we fill this out? The title company said that they don't need the deed but what about IDs, payment (credit card vs check) for closing costs (when? during, after?), etc.

Finally, can the buyer do anything after a successful closing, such as try and return the land and/or sue us after finding out development is too expensive?
