HELOC for down payment

I am currently considering pulling out a HELOC on a current property I have about 50% equity in and use that as a down payment on another investment property. Just curious if anyone has experience with this? If it was worth it in the long run or if you think its taking on too much debt. I've heard different things but I am curious what you all's take on it is.
