Post: How to do PadSplit Due Diligence?

Hi Everyone!

I've been house hacking and STRs for a few years now. I'm looking at purchasing another property. In my market, I've noticed a few turnkey PadSplit properties for sale with corporate leases and property management in place.

I've never considered renting by room and nor do I know much of the operations of this strategy. However, the ROI is impressive.

Any tips on questions to ask to vet a property like this? I don’t know what I don't know at this point, but everything sounds too good to be true.

Thanks in advance for your input!

Two years later and this thread is still useful! I'm going to try this.

@joe villeneuve I'm simply stating that what goes up must come down. Most markets across the nation have seen climbing prices and it simply can't be sustained forever.

We all know that it's a matter of when not if. How are you preparing for it? What are you doing differently this time around?

@Account Closed thanks for your insight. I thought I remembered hearing of some form of loan that has higher rates but can cover multiple properties and is flexible, so that they can be sold individually.

I love Mi Nidito for great authentic Mexican. Guadalajara Grill has great table side made salsa and food is good. Cafe Poca Cosa is a little pricier, but the menu changes twice a day and the chef whips up some delicious Mexican dishes.

It was helpful reading this. I’m trying to figure it how to finance two duplexes as a package without doing separate mortgage and costs.

Is there a way to get a mortgage for two properties?

I found a great deal for two properties within my budget that I’ve been prequalified for a primary residence.

However, these properties are Already cash flowing with long term tenants in them. Therefore I’d like to purchase both, and have a property manager manage them. Is there a way for me to creatively finance this? Lender suggestions?

My lender wants 15-25% down, which is way more than I was expected to put down for one property.

Any recommendations on experienced agents/lenders when it comes to FHA 203k loans??

I'm looking to purchase a multifamily in Tucson this year. Give the market is pretty competitive right now I'm hoping to expand my options by looking at properties that need a little work.

I have a self directed Roth IRA with Fidelity, however, I can invest in anything but real estate. Any suggestions for banks of firms that have a good self directed Roth options I could roll it over to?
