Transfer title to LLC

Hi everyone,

I am a newbie from Texas. I would greatly appreciate any expert advise!

I am planning to purchase my first rental property with a partner. We would like to register a LLC. However, I heard that at the beginning of the business, it is very hard to get a loan if we purchase the first house under LLC. I have a steady job, and very likely, I can get mortgage loan based on my work history. I have a few questions:

1. If I get the loan and purchased the house, can I add my business partner's name to the house title?

2. How can we transfer the house from personal to LLC? Would it be considered as another transaction and we will have to pay tax? Are there any other costs or impacts due to the transfer?

3. If my business partner is not US resident, would it be any issues in terms business partnership?
