We have a home under contract to which the seller has already taken possession of the home and owns the home free and clear, having the deed in his possession. In order to clear title the title company wants a minimum to see a summary of the trust, to ensure the trustee has power to sell and who trustees and beneficiaries are. The seller is refusing to supply the trust as he feels it's private information and he has the deed to the home so nothing else should be needed to sell. Does anyone know of a work around or is every title company going to require the same documents?

Has anyone tracked their response rate for personalized mail pieces, particularly postcards (i.e., "Dear Mr. Smith, I'd like to buy your property at 1234 My Street") vs. a generalized mailing (i.e., "Dear homeowner, I'd like to buy your property")?  We're in the process of mailing out our first mail piece. It's currently designed to be personalized using mail fields, but we're having difficulty getting the design/template to cooperate with the direct mail service we're using (we used the template provided by this service too). While it would be easier to generalize it for purposes of preparing the mailing, I don't want to take the easy way around it if it will sacrifice response rate.

Every piece of real estate investing advice for beginners generally advises to 1) do what's necessary to educate yourself, i.e., read books, listen to podcasts, etc., and 2) just take action. It seems like there's a fine line between the two. How do you know when you've acquired enough information and are ready to just jump in?
