price concession on as-is properly

I am purchasing an off-market duplex. Property is being sold as-is. I had inspection done and inspector says large tree needs to come out that is less than a foot from home and roof only has one to three years left on it. despite making offer on home as-is, should I ask for pricing concession due to these two items?
