Prospective Listing for SALE

Hi all-  I have a prospective possible listing for a owner who is 7 months in default as of March after her husband died and tried to do a remod and it failed. Now she is trying to sell the home , house has a loan balance of 278k and market price value is 330k so she will gain some equity.  How do I approach this so I can list to sell.  I know it does not qualify for short sale as the loan balance is not under water to the market price.  I am a newbie agent that just started to explore real estate parttime.  Please advise how to proceed.  Thank you all for the great help.
