Can you work part-time as an agent and still become a broker?

MA requires the below to become a broker:

Complete 40 hours of class time at a state real estate school, a list of which can be found here.

You must work for a state-licensed broker for 3 years before being able to take the exam.

My question is, can you work part-time and still meet this requirement?

Also, if you work for a property management company under a broker, does this meet the requirement?
