Interested in building ADU in backyard

Hello everyone,

I will be moving to Fort Walton Beach in a few months and this will be my first purchase. I was thrilled about house hacking but unfortunately the market is extremely sparse on multifamily units. I want to know what you all think about building an ADU in the backyard, and if anyone has had experience with this in the area? Ultimately thinking I would AirBnB or use it as a vacation rental.

Would also need advice on financing this, I am planning on using VA for the SFH. I know I can use VA for a duplex as long as it's my primary residence, so would this work the same way?
