Buying an investment condo near San Leandro

Hi BP, 

I am looking to buy an investment property in the Bay Area that is affordable (350k-450k), easily rentable, close to public transportation (BART). My goal is to make a couple of hundred bucks a month after rent and mortgage and hold on to the property for 10 years or so. 

One area that I am looking at is San Leandro near BART. Considering the fact that there is a lot of development happening close to BART (SL Tech City, # affordable condo units), do you think buying near San Leandro BART is a good option?
